A RESOLUTION SETTING FORTH A REZONE OF PARCEL 27-13A OF MOUNTAIN VISTA
RANCHES, PHASE I, AS SHOWN IN RECORDS OF SURVEY, BOOK 9, PAGES 14-14E,
SECTION 27, TOWNSIDP 24 NORTH, RANGE 15 WEST FROM A-R/I0A (AGRICULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/5A (AGRICULTURAL-
RESIDENTIALIFIVE ACRE MINIMUM LOT SIZE) ZONE IN THE MOHA VE COUNTY
GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to Chris Mousley of Kingman, Arizona, and
WHEREAS, the property is located north of Nuttall Drive and west of Campolindo Lane. This land
is accessed via Highway 66, then north on Concho Drive, then northeast on Painted Rock Road, then west
on Nuttall Drive, then north on Campolindo Lane to the site, and
WHEREAS, the site is flat and vacant. There are no residences in the area or other development.
The owner proposes to split the property into three parcels of about five acres each. There are several splits
in the area that are five acres, and
WHEREAS, there are no significant washes or drainage that cross the property. Review of FEMA
FIRM Panel #040058-2025B indicates that this parcel is within Zone C, not in a FEMA Special Flood
Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. The parcels be zoned A-R15A (Agricultural-ResidentiallFive Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B ofthe Standard Specifications.
3. That the Board of Supervisors accepts the dedication of the remaining length of the 30-foot
easement on the eastern boundary of the proposed southeast parcel of Parcel 27-13A for the
extension of Campolindo Lane and the dedication of a 50-foot easement running west from
the northern boundary of Campolindo Lane. This 50-foot easement will terminate in a
minimum 45-foot radius cul-de-sac bulb and shall be named Campo1indo Court. In addition,
20- foot radius curves are required at all dedicated intersection points.

4. That the Board of Supervisors accepts the granting of an 8-foot PUE adjacent to the
roadways.
5. The grantings and dedications required by the rezone resolution shall be shown on the Parcel
Plat and accepted by the Board upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The parcel plat shall show any surface drainage and FEMA flood zones.
9. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
10. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
II. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted on February 17,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Friday, March 10, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
