A RESOLUTION SETTING FORTH A REZONE OF LOT 7, BLOCK A, GOLDEN SAGE
RANCHOS, UNIT 68, SECTION 27, TOWNSffiP 22 NORTH, RANGE 19 WEST FROM A-Rl2A
(AGRICUL TURAL-RESIDENTIALrrWO ACRE MINIMUM LOT SIZE) ZONE TO A-RlIA
(AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN
V ALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to Carl Bennett of Garden Grove, California, and
WHEREAS, the property is located west of Estrella Road and north of Todilto Drive. This land
is accessed via Highway 68, then north on Estrella Road to the site. The site is mostly flat to slightly rolling.
It is vacant with a residence on the property to the south and a few scattered residences to the east. Power
lines run north to south on the west side of Estrella Road, and
WHEREAS, the owner proposes to split the property in half creating a north and south parcel. Both
parcels will have frontage from Estrella Road. There are several parcels in the area that are down to similar
acreage, and
WHEREAS, review of FEMA FIRM Panel #040058-2l50B indicates that this parcel is within
Zone C, not in a FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. The parcels be zoned A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications.
3. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any surface drainage and FEMA flood zones.

6. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
7. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS ll-829E.
8. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
deterrnme compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted on February 17,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Friday, March 10, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
