RESOLUTION NO. 95-86
A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT TO USE A MOBILE HOME FOR
AN OFFICE AND NIGHT WATCHMAN'S QUARTERS IN A M (GENERAL MANUF ACTURlNG)
ZONE ON THE W 1/2, S 1/2, SE 1/4, SE 1/4, NE 1/4 OF SECTION 15, TOWNSHIP 18 NORTH,
RANGE 22 WEST, IN THE SOUTH MORA VE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10,
1995, a public hearing was conducted to determine whether approval should be granted for a Specific Use
Permit for the Mohave Valley Irrigation & Drainage District to place a mobile home on this property to use
as an office and night watchman's quarters, and
WHEREAS, this property is located approximately six and one-half miles south of the Bullhead
City limits and approximately 300 feet west of Highway 95. Legal access to this parcel is provided by a 20-
foot ingress and egress easement. This parcel is between the Irrigation District's parcel and Highway 95,
and
WHEREAS, the surrounding land uses to the proposed site consists of several metal buildings and
Ram Tire to the north and the remaining surrounding property is vacant, and
WHEREAS, review ofFEMA FIRM Panel #040058-2605C indicates this parcel to be in Zone B,
not in a FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 8, 1995, the Commission recommended APPROVAL for a Specific Use Permit subject to the
following:
I. The Specific Use Permit is for the mobile home to be used as an office and night watchman's
quarters and will be only for that use and activities related thereto; any new use will require
another Specific Use Permit.
2. The applicant comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits be obtained.

4. Approval of a Specific Use Permit with such conditions and restrictions as the Board of
Supervisors may impose shall be valid for two years, in which time construction on the
project shall commence or the use authorized shall be initiated. Prior to expiration of the
approval, the developer may request an Extension of Time from the Commission to initiate
the project and the Commission shall recommend to the Board an action based upon a
finding ofsubslantial grounds of which to grant such an Extension of Time up to one year.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted February 17, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Friday, March 10, 1995, APPROVED this Specific Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
