RESOLUTION NO. 95-82
A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT ON LOT 55, SUNLAKE
VILLAGE, TRACT 3700, SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, FOR THE
ESTABLISHMENT OF A WASTE WATER TREATMENT PLANT IN A M (GENERAL
MANUFACTURING) ZONE IN THE LAKE RAVASU CITY AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10,
1995, a public hearing was conducted to determine whether approval should be granted for a Specific Use
Permit for a waste water treatment plant for the above described property to Scott F. Ward of FTF
Investments, Tempe, Arizona. The developer of the site proposes a waste water disposal plant that is to be
used for the Sunlake Village, Tract 3700, and
WHEREAS, this property is located adjacent to the Lake Havasu City limits, northwest of the city
and west of Highway 95 and is accessed from Highway 95 via Lake Drive west to Kenneth Lane, then south
on Kenneth Lane to Diane Drive, then east on Diane Drive to Jacob Row, then southeast on Jacob Row to
the site. The site is located south of Jacob Row, and
WHEREAS, the surrounding land uses to the proposed site consists of a mobile home park to the
north and west and a mini-storage also on the north side. Lake Havasu City limits is on the south boundary
of this project. Highway 95 makes up the eastern edge, and
WHEREAS, review of FEMA FIRM Panel #040058-311 OB indicates this parcel to be in Zone C,
not in a FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 8, 1995, the Commission recommended APPROVAL for a Specific Use Permit subject to the
following:
1. This Specific Use Permit is for the proposed Sunlake Village, Tract 3700, Lot 55 and will
only be for the waste water treatment plant and activities related thereto; any new use will
require another Specific Use Permit.
2. The Specific Use Permit will commence upon the effective date of the rezone.

3. The applicant comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
4. The appropriate zoning, building, environmental and floodplain permits be obtained.
5. Approval of a Specific Use Permit with such conditions and restrictions as the Board of
Supervisors may impose shall be valid for two years, in which time construction on the
project shall commence or the use authorized shall be initiated. Prior to expiration of the
approval, the developer may request an Extension of Time from the Commission to initiate
the project, and the Commission shall recommend to the Board an action based upon a
finding of substantial grounds of which to grant such an Extension of Time up to one year.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted February 17, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Friday, March 10,1995, APPROVED this Specific Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
