RESOLUTION NO. 95-80 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR LAKERIDGE ESTATES, TRACT 3035, BEING A PORTION OF SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, LOCATED IN THE LAKE HA V ASU CITY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension of Time to Steven 1. Palazzola, Lakeridge Estates Home Owners Association, Scottsdale, Arizona, for the above described Preliminary Subdivision Plan for Lakeridge Estates, Tract 3035, and WHEREAS, the owner/developer of this tract is Lyle Matzdorf, Sun State Development, Scottsdale, Arizona. The engineer of record is Hess-Roundtree, Inc., Phoenix, Arizona, and WHEREAS, the subdivision is located north of Lake Havasu City on the west side of Highway 95, and south of Chenoweth Drive, and WHEREAS, the Preliminary Plan depicts 80 acres subdivided into 231 single-family lots. The subdivision is being developed in phases. The first phase has been recorded with a number of the lots developed with single family homes, and WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on January 7,1991, per BOS Resolution No. 91-1. The first Extension of Time was granted March 8,1993, per BOS Resolution No. 93-53, and a second Extension of Time was granted April 4, 1994 per BOS Resolution No. 95-101. Article 3.1 0-1 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (I) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken than all proceedings relating to the plat shall be terminated," and WHEREAS, the developer of the project has indicated in a letter dated December 20,1994, that an Extension of Time is being requested based on the following; "Phase 3035-B is considered Phase II of my Lakeridge Estates project and I am planning on recording Phase 3035-B as soon as Phase 3035-A has recorded enough sales," and WHEREAS, this will be the second Extension of Time, and . . RESOLUTION NO. 95-80 PAGE 2 OF 2 BK 2538 P6 ?65 (FEEt95-12830) Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 8, 1995, the Commission recommended APPROVAL for an Extension of Time for a Preliminary Plan subject 1. Compliance with all conditions ofBOS Resolution No. 91-1 and 93-53. 2. This Extension of Time will be in effect until January 7, 1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County Arizona, February 19, 1994, and posted February 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Friday, March 10, 1995, APPROVED this Extension of Time as recommended by the Mohave County Planning as Zoning Commission and outlined herein.
