A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON TAX PARCEL #310-21-033,
AS SHOWN ON MORAVE COUNTY ASSESSOR'S MAP DATED AUGUST 11, 1994, IN A
PORTION OF THE SW 1/4 OF SECTION 27, TOWNSIllP 22 NORTH, RANGE 16 WEST, FOR
THE ESTABLISHMENT OF AN OFF-PREMISE SALES SIGN FOR CRAPARRAL MESA IN A
C2H/3A (IllGHWAY COMMERCIALrrHREE ACRE MINIMUM LOT SIZE) ZONE, IN THE
KINGMAN AREA, MORAVE COUNTY ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use
Permit for the above described property to the applicant William L. Nugent of Kingman, Arizona, and
WHEREAS, the site is located on the north side of Arizona Highway 66 and Thompson Avenue.
The site is accessed from Highway 66 turning northwest on Thompson A venue. The sign will be located
at the intersection of Thompson Avenue and Highway 66 on the north side. There is a zoning violation on
this property for this sign, and
WHEREAS, the surrounding land uses consist of homes on the south side of Thompson Avenue;
a swap meet is also located on the south side of Thompson Avenue along Highway 66. The land on the
north side of Thompson Avenue is vacant. East and north across Highway 66 is the Kingman Airport
complex. The Chaparral Mesa Subdivision is approximately one-half mile to the west of this sign on the
north side of Thompson Avenue, and
WHEREAS, the proposed location meets the zoning and spacing requirements for an off-premise
sign. The Arizona Department of Transportation (ADOT) requires the off-premise sign to be located within
1000 feet of an established commercial business. The sign is within 1000 feet of the Route 66 Swap Meet
which is located to the southwest. The Arizona Department of Transportation has issued a permit, #04425,
for this sign, and
WHEREAS, review ofFEMA FIRM Panel #040058-2l65C indicates this parcel to be in Zone AO,
in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 11, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

I. The applicant comply with all applicable provisions of the Mohave County Zoning
Regulations.
2. The Public Works Department requires that the placement, size and installation of the sign
meet traffic safety sight distance requirements.
3. That the appropriate zoning, building, environmental and floodplain permits be obtained.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 22, 1995, and posted January 20,1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 6, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
