PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS ~ECORDI~ FEE 0.00 He 1~~ ) RESOLUTION NO. 95-53 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE W 1/2 OF SECTION 2, TOWNSHIP 20 NORTH, RANGE 16 WEST FROM A-Rl36A (AGRICULTURAL- RESIDENTIALrrHIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE TO A-Rl5A AND A-RlIA (AGRICULTURAL-RESIDENTIAL/FIVE ACRE AND ONE ACRE MINIMUM LOT SIZE) ZONES, TO BE KNOWN AND SUBDIVIDED AS SAWMILL CREEK, IN THE MOHA VE GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Sawmill Creek Development, Inc. of Kingman, Arizona. WHEREAS, the land is located on the east side of Lazy Y-U Drive approximately one-lialfmile south of Hualapai Mountain Road. This land is accessed from Hualapai Mountain Road via Lazy YoU Drive, then south to the site, and WHEREAS, surrounding land uses are vacant. The one-acre parcel, which lies on the north end of this subdivision, contains less relief than the five-acre parcels to the south, and WHEREAS, Sawmill Creek will consist of six one-plus-acre lots located on the north end of the subdivision, and seven five-plus-acre parcels to the south. Three of the five-acre parcels border Lazy YoU Ranch, Phase I's northern border, and WHEREAS, review of FEMA FIRM Panel #040058-2305C indicates this parcel to be in Zone C, not in FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January II, 1995, the Commission recommended APPROVAL for a rezone subject to the following: I. The property be zoned A-R/lA and A-R/5A (Agricultural-Residential/One Acre and Five Acre Minimum lot sizes). 2. The appropriate zoning, building, environmental and floodplain permits be obtained. 3. The zoning be effective upon recordation of the Final Plat of Sawmill Creek, Tract 3049. . . . . PAGE 2 OF 2 BK 2526 PG 603 (FEEt95- 7!53~) RESOLUTION NO. 95-53 Page 2 4. The establishment of minimum lot area based on the size of the parcels per the recorded Final Plat, with no further lot splits. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on February 6, 1995, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
