RESOLUTION NO. 95-52
A RESOLUTION SETTING FORTH A PRELIMINARY SUBDIVISION PLAN FOR SAWMILL
CREEK, TRACT 3049, BEING A PORTION OF THE W 1/2 OF SECTION 2, TOWNSHIP 20
NORTH, RANGE 16 WEST, LOCATED IN THE MORA VECOUNTY GENERAL AREA, MORA VE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a Preliminary
Plan for Sawmill Creek, Tract 3049, to Sawmill Creek Development of Kingman, Arizona. The engineer
of record for this subdivision is Mohave Engineering, Inc., Kingman, Arizona, and
WHEREAS, the property is located southeast of the City of Kingman in the foothills of the Hualapai
Mountains. The site is located south of Hualapai Mountain Road and east of Lazy YoU Drive. Access to
the subdivision is from Hualapai Mountain Road, then south on Lazy Y-U Drive to the property, and
WHEREAS, the Preliminary Plan depicts 44-plus acres subdivided into 13 single family lots. The
subdivision will consist of six one-plus acre lots and seven five-plus acre lots, and
WHEREAS, services for the subdivision will be provided by the following: electric power by
Mohave Electric Cooperative, telephone by Citizens Utilities Company, sewer by on-site septic or
alternative disposal system, solid waste by a private carrier. The area is not within the boundaries of a fIre
district, and
WHEREAS, the developer has indicated that water will be provided by private wells. The water
wells on Lots 1-6 will be provided by the developer with the wells for Lots 7-13 being the res~:msibility of
each individual lot owner, and -,'
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission
on January II, 1995, the Commission recommended APPROVAL for a Preliminary Plan subject to the
following:
1. The conditional approval of this subdivision is based on the understanding of the Planning
and Zoning Commission that the roadway in the subdivision be constructed of natural or
materials to meet Engineering Standard Specifications No. 101.10C and 161 or better.
Potable water for Lots 1-6 will be the responsibility of the developer and Lots 7-13 will
be the responsibility 01 each individual lot owner. Sewage disposal is proposed to be
by septic tank where indicated by percolation tests, where no perc test indicated an
alternative disposal system may be required. Grading and drainage related improvements

will be made as recommended by the design engineer in the submitted drainage reports
approved by the County Engineer. Arrangements will be made to extend electric and
telephone service to each lot in accordance with the Arizona Corporation Commission
regulations. Approval for potable water and sewage disposal shall be obtained from the
Arizona Department of Environmental Quality prior to recording of the Final Plat. A water
availability statement is to be obtained from the Arizona Department of Water Resources.
All lots and street centerline monuments will be staked and monumented in accordance with
Standard Specification #102. Street name and regulatory signs will be installed in
accordance with the requirements of the Mohave County Subdivision Regulations and as
recommended by the design engineer. The owner/subdivider is responsible for the
completion of the improvements and shall provide assurance for all required
subdivision improvements in accordance with Article V of the Subdivision Regulations.
If all improvements are to be constructed prior to filing of the Final Plat, standard and
estimated costs of said improvements are a required submittal.
2. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as is required for approval of this tract by the Board.
3. The Arizona Department of Environmental Quality approves the water supply.
4. The Arizona Department of Water Resources determine that there is adequate water supply
to serve this subdivision.
5. A one-foot vehicular non-access easement shall be provided for Lots 8 and 13 where it fronts
on Lazy YoU Drive. A physical barrier shall be included in the improvements except where
the terrain creates a natural barrier.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 22,1994, and posted January 20,1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 6, 1995, APPROVED this Preliminary Plan as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
