RESOLUTION NO. 95-141
A RESOLUTION SETTING FORTH A REZONE OF PARCEL 2, GOLDROAD STATION, UNIT
6, SECTION 18, TOWNSHIP 20 NORTH, RANGE 18 WEST FROM A-R/36A (AGRICULTURAL-
RESIDENTIAL/ THIRTY -SIX ACRE MINIMUM LOT SIZE) ZONE TO A-R/I0A AND A-R/20A
(AGRICULTURAL-RESIDENTIALITEN ACRE AND TWENTY ACRE MINIMUM LOT SIZE)
ZONES IN THE GOLDEN VALLEY GENERAL AREA, MOHA VE COUNTY ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to William Goldberg of Kennett Square, Pennsylvania, and
WHEREAS, the property is located south ofChemehuevi Drive and east of Desert View Trail. This
land is accessed via Shinarump Drive, then south on Gamet Road, then east on Chemehuevi Drive to the
site, and
WHEREAS, the site is flat and vacant. There are a couple of scattered residences to the southwest
and no other residences or development in the area, and
WHEREAS, the owner proposes to split the 69.1 acres into five separate parcels. Four parcels will
contain ten-plus acres and one parcel will contain 29 acres. There are several splits in the area which have
created lots of similar acreage, and
WHEREAS, there are several washes and drainage areas that cross the property. Review of FEMA
FIRM Panel # 040058-2325B indicates that this parcel is within Zone A, located in a FEMA special flood
hazard area. A Floodplain Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. The parcels be zoned A-R110A and A-R120A (Agricultural-Residential! Ten Acre and
Twenty Acre Minimum Lot Size) as shown by Exhibit "A".
2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications.
3. That the Board of Supervisors accepts the dedication of20-foot radius curves at all dedicated
roadway intersections.

4. That the Board of Supervisors accepts the granting of an eight-foot PUE adjacent to
dedicated roadways.
5. The grantings and dedications required by the rezone resolution shall be shown on the parcel
plat and accepted by the Board upon parcel plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The parcel plat shall show any surface drainage and FEMA flood zones.
9. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until parcel plat recordation.
10. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
II. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19,1995 and posted on March 17, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at theirregular meeting
on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
