A RESOLUTION SETTING FORTH A REZONE OF THE WY> OF THE W% OF THE SEY.i OF
THE SWY.i SECTION 34, TOWNSHIP 21 NORTH, RANGE 19 WEST FROM A-R/I0A
(AGRICULTURAL-RESIDENTIALITEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/SA
(AGRICULTURAL-RESIDENTIALIFIVE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN
V ALLEY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to Mary Cone of Golden Valley, Arizona, and
WHEREAS, the property is located north of Shinarump Drive between Estrella Road and Egar
Road. This land is accessed via Highway 68, then south on Estrella Road, then west on Shinarump Drive
to the site, and
WHEREAS, the site is flat and vacant. There are several residences to the west of the site and to
the east. Powerlines run east to west along the south side of Shinarump Drive, and
WHEREAS, the owner proposes to split the 12.9 acres into two parcels each containing five-plus
acres. There are several parcels which have been split to similar acreage in the area, and
WHEREAS, there are no significant washes or drainage that cross the property. Review of FEMA
FIRM Panel #040058-2300B indicates that this parcel lies within Zone A, located in a FEMA special flood
hazard area. A Floodplain Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. The parcels be zoned A-R/5A (Agricultural-Residential/Five Acre Minimum Lot Size).
2. Submittal and recordation ofa parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications.
3. That the Board of Supervisors accepts the granting of an eight-foot PUE along the southern
boundary of the parcels adjacent to Shinarump Drive.
4. The grantings required by the rezone resolution shall be shown on the parcel plat and
accepted by the Board of Supervisors upon parcel plat recordation.

5. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
6. Each parcel shall have legal access.
7. The parcel plat shall show any surface drainage and FEMA flood zones.
8. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until parcel plat recordation.
9. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
10. If these conditions are not met within one year this approval will be void. Ifat the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title II, Chapter 6,11-832
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19,1995 and posted on March 17,1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
