RESOLUTION NO. 95-138
A RESOLUTION SETTING FORTH A REZONE OF THE NORTH Y, OF PARCEL 257, IN
SECTION 11, TOWNSmp 21 NORTH, RANGE 19 WEST, FROM A-R/I0A (AGRICULTURAL-
RESIDENTlALITEN ACRE MINIMUM LOT SIZE) ZONE TO C-2H (GENERAL COMMERCIAL
HIGHWAY FRONTAGE) ZONE, IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to Jim Kuden of Golden Valley, Arizona, and
WHEREAS, the applicant is requesting this zone change to allow a storage yard and mini-storage
on this property. The site is on the south side of Highway 68 between Estrella and Laguna Roads and is
accessed from Highway 68, and
WHEREAS, the property is relatively flat, sloping to the south with Sacramento Wash crossing
through most of this parcel. The only portion not in the flood zone is about two acres in the northeast corner
of the property. The surrounding land uses consist of a house on the west side and a mobile home and a
towing service on the east side both fronting on Highway 68. The remainder of the area vacant, and
WHEREAS, review ofFEMA FIRM Panel #040058-2325B indicates this parcel to be in Zone A,
in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. This property will be rezoned C-2H110A (General Commercial Highway Frontage/Ten Acre
Minimum Lot Size).
2. That the Board of Supervisors accept the dedication of the east 35 feet of Concho Road and
the west 30 feet of Cordes Road be dedicated to include 30-foot minimum radius curves at
their intersections with Highway 68.
3. That the Board of Supervisors accept the granting of an eight-foot public utility easement
adjacent to the roadway, and following the roadway and the radius curve.
4. Concurrence from the Arizona Department of Transportation (ADOT) will be required for
the method of accessing Highway 68.

5. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits and/or prior to the commencement of the use.
6. The appropriate zoning, building, environmental and floodplain permits will be obtained.
7. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19,1995, and posted March 17, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
