RESOLUTION NO. 95-134
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LAGOON ESTATES UNIT
#2 (COMMERCIAL), LOT 133, IN SECTION 35, TOWNSHIP 18 NORTH, RANGE 22 WEST, FOR
A MOBILE HOME AS A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE
SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use
Permit for the above described property to Helen 1. Brackett of Mohave Valley, Arizona, and
WHEREAS, Ms. Brackett proposes to establish a residence in a commercial zone, and
WHEREAS, the property is located south of Bullhead City and east of Highway 95, The property
is accessed from Highway 95 via Vista Drive east to Ash Street, then north on Ash Street to the site. The
site is located on the west side of Ash Street between Vista and Magellan Drives, and
WHEREAS, the property is vacant. The surrounding land uses include several mobile homes and
a mini-storage to the north. There is a dog kennel and a building material storage yard on the west side. The
land to the east is vacant and to the south is a mobile home and several homes on the south side of Vista
Drive, and
WHEREAS, Review ofFEMA FIRM Panel #040058-2605C indicates this parcel to be in Zone B,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
I. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
2. The appropriate zoning, building, environmental and floodplain permits will be obtained.
3. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.

4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 3, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
