RESOLUTION NO. 95-133 WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3, 1995, a public hearing was conducted to determine whether approval should be granted for a Specific Use Permit for Creative Golf Courses, Inc. of Mohave Valley, Arizona, and WHEREAS, this property is located south of Bullhead City on the west side of Highway 95 and is accessed from Highway 95, and WHEREAS, the property is flat and is surrounded by a view-obscuring fence. The surrounding land uses to the proposed site consist of several metal buildings, the Mohave Valley Irrigation & Drainage District buildings to the southwest, Ram Tire to the north, and the remaining surrounding property is vacant and WHEREAS, review ofFEMA FIRM Panel #040058-2605C indicates this parcel to be in Zone B, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 8, 1995, the Commission recommended APPROVAL for a Specific Use Permit subject to the following: 1. The Specific Use Permit is for: a. the storage of construction equipment and will only be for that use and activities related thereto, b. the storage of unoccupied recreation vehicles, and c. any new use will require another Specific Use Permit. 2. One recreation vehicle is allowed to be used as a night watchman's quarters only; all other recreation vehicles must be removed or put in a stored condition with all utilities disconnected. RESOLUTION NO. 95-133 Page 2 . . . r 3. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 4. The appropriate zoning, building, environmental and floodplain permits will be obtained. 5. Approval of a Specific Use Permit with such conditions and restrictions as the Board of Supervisors may impose shall be valid for two (2) years, in which time construction on the project shall commence or the use authorized shall be initiated. Prior to expiration of the approval, the developer may request an Extension of Time from the Commission to initiate the project and the Commission shall recommend to the Board an action based upon a finding of substantial grounds of which to grant such an Extension of Time up to one (1) year. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 3, 1995, APPROVED this Specific Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
