RESOLUTION NO. 95-132
A RESOLUTION SETTING FORTH A REZONE OF MOHA VE MESA, TRACT 1021, THE
NORTH Y, OF LOT 50, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM C-2
(GENERAL COMMERCIAL) ZONE TO CoMO (COMMERCIAL-MANUFACTURING/OPEN
LOT STORAGE) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property to Harlan 1. and Cecilia Garcher of Fort Mohave, Arizona, and
WHEREAS, the property is located south of Bullhead City and west of Highway 95. The property
is accessed from Highway 95, west on Hammer Road one block to Lakewood Road then south on Lakewood
Road to the site. It is located on the west side of Lakewood Road between Hammer and Torrance Roads,
and
WHEREAS, the property is flat and currently has a storage building on it and is fenced in. The
surrounding land uses include several small companies including a heating and cooling shop to the north.
The property to the south is vacant and to the west is a small business. The remaining property in the area
is vacant, and
WHEREAS, review ofFEMA FIRM Panel #040058-2445C indicates these parcels to be in Zone
C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. Lot 50A will be zoned C-MO/20M (Commercial-Manufacturing/Open Lot Storage/20,000
Square Foot Minimum Lot Size).
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained.
4. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.

WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
