A RESOLUTION SETTING FORTH A ZONING USE PERMIT IN VIRGIN ACRES TRACT NO.
1, BLOCK 61, LOT 2; BLOCK 93, LOT 10; AND BLOCK 125, LOT 1, IN SECTION 29,
TOWNSIDP 41 NORTH, RANGE 15 WEST, FOR WATER TANKS AND WELLS IN AN A-R
(AGRICULTURAL-RESIDENTIAL) ZONE, IN THE ARIZONA STRIP AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use
Permit for the above described property to the Biasi Ranch Partnership, Mesquite, Nevada. The developer
of the site proposes water tanks and wells to be used for the Virgin Acres, Tract No.1, Block 61, Lot 2,
Block 93, Lot 10 and Block 125, Lot I subdivision, and
WHEREAS, the applicant is proposing to develop the property for single-family residences. The
site is located west of U.S. Highway 91 and north of the Interstate 15 and Highway 91 interchange in the
Littlefield area. The site is accessed from Highway 91 via west on McKnight Road and an ingress and
egress easement (I&E), north on Arizona A venue to the site. The site is on the west side of Arizona Avenue,
and
WHEREAS, the surrounding land uses consist of the Virgin Village No.2 subdivision to the south.
Beaver Dam Oasis, Tract 3502 is to the southeast. The proposed Virgin Mountain Estates Mobile Home
Park and the proposed Beaver Dam Heights, Tract 3503 are to the east. The property to the north and west
is part of the Virgin Acres, Tract No.1 subdivision and is vacant, and
WHEREAS, Review ofFEMA FIRM Panel #040058-0025B indicates these parcels to be in Zone
C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 8, 1995, the Commission recommended APPROVAL for a Zoning Use Permit rezone subject to the
following:
1. The applicant will provide a six-foot view-obscuring fence around each property.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained.

4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 3, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
