RESOLUTION NO. 95-123 A RESOLUTION SETTING FORTH A REZONE OF VIRGIN ACRES TRACT NO.1, BLOCKS 129 THROUGH 136 AND BLOCKS 153 THROUGH 160, EXCEPT BLOCK 160, LOTS 1,2,7 AND 8, IN THE NY" NEv.. OF SECTION 32, TOWNSHIP 41 NORTH, RANGE 15 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO R-l (SINGLE-FAMILY RESIDENTIAL) ZONE, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to the Biasi Ranch Partnership, Mesquite, Nevada, and WHEREAS, this subdivision was recorded on March 25, 1929, at which time it met the County subdivision standards. This property was zoned to A-R (Agricultural-Residential) via P&ZC Resolution No. 68-87 on April 4, 1968, meeting County standards, to include animal privileges, and WHEREAS, the applicant is requesting this zone change to develop the property for single-family residences. The site is located west of U.S. Highway 91 and north of the Interstate 15 and Highway 91 interchange in the Littlefield area. The site is accessed from Highway 91 via west on McKnight Road and an ingress and egress easement (I&E), north on Arizona A venue to the site. The site is on the west side of Arizona A venue, and WHEREAS, the surrounding land uses consist of the Virgin Village No.2 subdivision to the south. Beaver Dam Oasis, Tract 3502 is to the southeast. The proposed Virgin Mountain Estates Mobile Home Park and the proposed Beaver Dam Heights, Tract 3503 are to the east. The property to the north and west is part of the Virgin Acres, Tract No. I subdivision and is vacant, and WHEREAS, review ofFEMA FIRM Panel #040058-0025B indicates this parcel to be in Zone C. not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 8, 1995, the Commission recommended APPROVAL for a rezone subject to the following: 1. Virgin Acres, Tract No.1, Blocks 129 through 136 and Blocks 153 through 160, except Block 160, Lots 1,2,7 and 8 will be rezoned R-I (Single-Family Residential). 2. The appropriate zoning, building, environmental and floodplain permits will be obtained. -. . ,~ -, . I RESOLUTION NO. 95-123 Page 2 3. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
