OF SECTION 4, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to James and Deborah A. McArthur of St. George, Utah, and WHEREAS, the applicant is requesting this rezone to extend their towing service into the adjacent property. The site is located on the south side ofI-15 and west of the 1-15 Farm Road exit in the Littlefield area. The site is accessed from the Farm Road Exit on the 1-15 Frontage Road, then west to the site. There is an ingress & egress easement to this property along the east side of Tax Parcel #402-33-045, and WHEREAS, the surrounding land uses consist of a few businesses along the south side of 1-15, some residential dwellings to the south and east, BLM land to the west and south, and the remainder of the area vacant, and WHEREAS, review ofFEMA FIRM Panel #040058-0025B indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: 1. This property will be rezoned C-2H11A (General Commercial Highway Frontage/One Acre Minimum Lot Size). 2. The applicant will provide a six-foot view-obscuring fence around this property. 3. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 4. The appropriate zoning, building, environmental and floodplain permits will be obtained. RESOLUTION NO. 95-122 Page 2 ,. . . ~ 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 19, 1995, and posted March 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
