PAGE 1 OF 2 HOHAVE COUMTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 95-103 A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR A MOBILE HOME IN A C-l (GENERAL COMMERCIAL) ZONE ON A PORTION OF THE RICE BIRD PATENTED MINING CLAIM IN THE SAN FRANCISCO MINING DISTRICT, IN A PORTION OF SECTION 23, TOWNSIDP 19 NORTH, RANGE 20 WEST, IN THE OATMAN PORTION OF THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to Ellen DeLong of Oatman, Arizona, and WHEREAS, Ms. DeLong is requesting this Zoning Use Permit to place a mobile home in a C-I (General Commercial) zone, and WHEREAS, the property is located within the Oatman Townsite on the west side of Highway 66. The surrounding land uses consist of several houses and a mine, and WHEREAS, review ofFEMA FIRM Panel #040058-2475B indicates this parcel to be in Zone D, in a FEMA Unmapped Area. Recommendation: Do not build within the possible flood boundaries of any wash, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 8, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: I. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 2. The appropriate zoning, building, environmental and floodplain permits be obtained. 3. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted February 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Friday, March 10, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
