PAGE i OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDI~G FEE 0.00 Nt ,- RESOLUTION NO. 95-100 A RESOLUTION SETTING FORTH A REZONE OF TAX PARCELS #317-49-009, 317-49-014 AND 317-49-021, AS SHOWN ON MOHA VE COUNTY ASSESSOR'S MAP DATED AUGUST 21, 1987 IN THE SW 1/4, NE 1/4 OF SECTION 25 AND IN A PORTION OF THE NW 1/4, NE 1/4 OF SECTION 25, TOWNSHIP 27 NORTH, RANGE 21 WEST, FROM A (GENERAL) ZONE TO C-2H (GENERAL COMMERCIALIIDGHWAY FRONTAGE) ZONE, IN THE MOHAVE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 10, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to William Eversole and Linda Proctor of Las VegaS, Nevada. The applicant is requesting this zone change for commercial development of the property, and WHEREAS, the property is located at the intersection of Highway 93 and White Hills Road. Parcels 009 and 014 are located on the west side of Highway 93. Parcel 021 is located on the east side of the highway and is split by White Hills Road, and WHEREAS, the property is vacant and relatively flat. The surrounding land uses include several roadside businesses at the intersection of Highway 93 and White Hills Road, and WHEREAS, review ofFEMA FIRM Panel #040058-1775B indicates this parcel to be in Zone C, not in a FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: 1. Tax Parcel #317-49-009 will be rezoned C-2H/4A (General Commercial/Highway FrontagelFour Acre Minimum Lot Size), Tax Parcel #317-49-014 will be rezoned C-2H120A (General CommerciallHighway Frontage/Twenty Acre Minimum Lot Size) and Tax Parcel #317-49-021 will be rezoned C-2H15A (General CommerciallHighway FrontagelFive Acre Minimum Lot Size), as shown on Mohave County Assessor's Map dated August 21, 1987. 2. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, February 19, 1995, and posted February 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Friday, March 10, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
