PAGE 1 or 3 MOHAVE COUNTY BOARO OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 95-194 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF SECTION 25, LYING WEST OF 1-40, TOWNSIDP 18 NORTH, RANGE 18 WEST, TO BE KNOWN AND SUBDIVIDED AS PARADISE TRAILS, TRACT 3802, FROM A-R/I0A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO R-l (SINGLE-FAMILY RESIDENTIAL), R-MH (SINGLE- FAMILY RESIDENTIAL MOBILE HOMES), C-2 (GENERAL COMMERCIAL), C-2H (GENERAL COMMERCIAL IDGHWAY FRONTAGE), C-MO (COMMERCIAL- MANUFACTURING OPEN LOT STORAGE), LOCATED IN THE YUCCA PORTION OF THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Monday, May I, 1995, a public hearing was conducted to determine whether approval should be granted to United Superior Sales, Inc. of Lake Havasu City, Arizona for a Rezone for the above described property. The owner of this tract is United Superior Sales Inc. of Lake Havasu City, Arizona. The engineer responsible for the preparation of the drainage report and design of this subdivision is Todd Bremner of Northwest Surveying, Inc., Lake Havasu City, Arizona, and WHEREAS, the property is located on the west side of 1-40 and north of the Yucca area. Access to the property from 1-40 is from Old Trails Road then west to the site, and WHEREAS, the surrounding land and the site proposed for rezoning is vacant. The terrain is generally flat, with a large wash dissecting the site from north to south, and WHEREAS, the subdivision will consist of I 49-plus acres subdivided into 96 residential lots and 14 commercial lots. The residential lots range in size from one-half acre to one-and-one-half acres. The commercial lots are larger and range in size from one-plus acres to seven-plus acres. There is also a drainage parcel and a parcel for a well site, and WHEREAS, the electric power and telephone will be provided by Citizens Utilities Company; sewage treatment by on-site septic systems; and solid waste disposal by a private company (Mohave Disposal). Water will be provided by Double "R" Distributors, a private water company, and WHEREAS, the developer is proposing a variety of zoning designations. Due to the industrial and commercial growth in the area and the location of the site next to the interstate, larger areas of commercial zoning are being proposed. A portion of the site south of Old Trails Road is to be used for a mobile home/ R-V park, and -- -;" . . A Floodplain Use Permit is required for any development, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: I. The lots will be zoned as follows: a. R-1/20M (Single-family Residential/ Twenty Thousand Square Foot Minimum Lot Size) Lots 1-24, Block I Lots 1-16, Block 3 Lots 1-17, Block 4 Lots 2-23, Block 5 Lot I, Block 5 b. R-1/40M (Single-family Residential/ Forty Thousand Square Foot Minimum Lot Size) c. R-MH/40M (Residential Mobile Homes/ Forty Thousand Square Foot Minimum Lot Size) Lots 3-16, Block 6 d. C-2/IA (General Commercial/ One Acre Minimum Lot Size) Lots 1-2, Block 6 Lots 17-18, Block 6 e. C-2H/1A (General Commercial Highway Frontage/ One Acre Minimum Lot Size) Lot 1, Block 2 f. C-2H/4A (General Commercial Highway Frontage/ Four Acre Minimum Lot Size) Lots 2-4, Block 2 g. C-MO/4A (Commercial Manufacturing Open Lot Storage (Four Acre Minimum Lot Size) Lots 25-31, Block I h. All commercial properties will be required to comply with all applicable provisions ofthe Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 3. Mobile Home Park Plans will require separate approval if the lots zoned R-MH are to be developed jointly. 4. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Arizona, Mohave County, Arizona, April 16, 1995 and posted on April 14, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on May I, 1995, APPROVED this Rezone as recommended by the Mohave County Plarming and Zoning Commission and outlined herein.
