A RESOLUTION SETTING FORTH AN AMENDMENT TO BOARD OF SUPERVISORS
RESOLUTION NO. 94-336 SETTING FORTH A REZONE OF PARCEL 13, GOLD ROAD
STATION, UNIT 8, IN SECTION 30, TOWNSHIP 20 NORTH, RANGE 18 WEST, FROM A-R/36A
(AGRIcULTURAL-RESIDENTIALITHIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE TO A-
R/5A (AGRICUL TURAL-RESIDENTIALIFIVE ACRE MINIMUM LOT SIZE) ZONE, IN THE
GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1,
1995, a public hearing was conducted to determine whether approval should be granted for an Amendment
to the Board of Supervisors Resolution Number 94-336 for the above described property as requested by
James and Gail Cashen of Golden Valley, Arizona, and
WHEREAS, language to be added has been bolded, and
WHEREAS, the amendment is to correct the zoning for the 16.89+/- acre parcel. The property is
located on the east of Desert View Trail and north of Quartzsite Drive. This land is accessed via Oatman
Road, then north on Garnet Road, then east on Windgate Drive, then south on Desert View Trail to the site,
and
WHEREAS, the property is flat to gently rolling and vacant. The are minor washes along the west
side of the property and a wash along the south side of the property. There are no residences in the area, and
WHEREAS, the owner intends to split the property into four separate five-acre parcels for the
purpose of resale, and
WHEREAS, review of FEMA Floodplain Map #040058-2500B indicates this parcel is located
within Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 12, 1995, the Commission recommended APPROVAL for the Amendment to Board of Supervisors
Resolution Number 94-336 subject to the following:
1. The western four parcels along Desert View Trail will be zoned A-R/5A (Agricultural-
ResidentiallFive Acre Minimum Lot Size) and the eastern 16.89+/- acre parcel along
Quartzsite Drive will be zoned A-R/I0A (Agricultural-ResidentiallTen Acre Minimum
Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the
Mohave county Subdivision Regulations and 102.04-B of the Standard Specifications. The
Parcel Plat was recorded on February 13, 1995 in Book 9, Page 58 of Parcel Plats, Fee
#95-7477, Mohave County Official Records.
3. That the Board of Supervisors accept the dedication of a 20-foot radius curve at the
southwest corner of Parcel 13, where Desert View Trail and Quartzsite intersect and the
granting of an eight-foot PUE following the radius curve along the west and south
boundaries of this parcel.
4. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
5. Each parcel shall have legal access.
6. The parcel plat shall show any surface drainage and FEMA flood zones.
7. That the appropriate zoning, building, environmental an floodplain permits will be obtained
prior to any development. The permits will not be issued until Parcel Plat recordation.
8. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E, and all conditions of the Rezone have
been satisfied
9. If the conditions stated above are not completed and approved within one year, then this
rezone shall become void as follows: the Board of Supervisors (after notification by
registered mail to the owner and applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine compliance with the schedule for
development, or cause the property to revert to its former zoning classification. This action
is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May 1, 1995, APPROVED this Amendment to Board of Supervisors Resolution Number 94-
336 as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
