A RESOLUTION SETTING FORTH A REZONE OF LOT 14, BLOCK K, GOLDEN VALLEY
RANCHOS, UNIT 12, IN SECTION 33, TOWNSIDP 21 NORTH, RANGE 19 WEST, FROM A-R/2A
(AGRICULTURAL-RESIDENTIALrrWO ACRE MINIMUM LOT SIZE) ZONE TO A-R/IA
(AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN
VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by John and Linda Romero of Golden Valley, Arizona, and
WHEREAS, the property is located north ofShinarurnp Drive and east of Dilkon Road. This land
is accessed via Highway 68, then south on Egar Road, then west on Shinarump Drive, then north on Dilkon
Road to the site, and
WHEREAS, the site is slightly rolling and is vacant. There are some scattered residences in the
area. Powerlines run north to south on the west side of Dilkon Road. The owner proposes to split the two
acres in half. There are several splits in the area that are of similar acreages, and
WHEREAS, there is some minor drainage on the west side of the property. Review ofFEMA
FIRM Panel #040058-2300B indicates that this parcel is within Zone C, not in a FEMA special flood hazard
area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. These parcels will be rezoned A-RllA (Agricultural-Residential/One Acre Minimum Lot
Size).
2. The submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications
is required.
3. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any unusual surface drainage.

6. That the appropriate zoning, building, environmental and floodplain permits will be obtained
prior to any development. These permits will not be issued until parcel plat recordation.
7. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
8. If the conditions stated above are not completed and approved within one year, then this
rezone shall become void as follows: the Board of Supervisors (after notification by
registered mail to the owner and applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine compliance with the schedule for
development, or cause the property to revert to its former zoning classification. This action
is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May I, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
