This property will be rezoned C-MO/4A (Commercial-Manufacturing/Open Lot Storage/Four Acre Minimum Lot Size). A RESOLUTION SETTING FORTH A REZONE OF THE WYZ OF PARCEL 10, EXCEPT THE NORTH 500 FEET AND THE SOUTH 1185 FEET, IN SECTION 12, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO CoMO (COMMERCIAL-MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Lucinda S. Vaught of Vista, California, and WHEREAS, the applicant is requesting this zone change to allow the development of storage units. The property is located on the south side of Highway 68 between Laguna and Roosevelt Roads and is accessed from Highway 68 via Glen Canyon Road. The property is on the east side of Glen Canyon Road, and WHEREAS, the property is flat, slopes slightly to the south, and is vacant. The surrounding land uses include a house to the south and a mini-mart to the west on the north side of Highway 68. The remaining property is vacant, and WHEREAS, review ofFEMA FIRM Panel #040058-2325B indicates these parcels to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained. 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. .....- ),.. . . RESOLUTION NO. 95-182 Page 2 PAGE 2 OF 2 BK 2562 PG 821 (FEEt95-23046) WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May I, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
