A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON PALM EST A TES II, TRACT
4104-A, BLOCK 2, LOTS 13, 14 AND 15, IN SECTION 14, TOWNSHIP 19 NORTH, RANGE 22
WEST, FOR A SALES OFFICE AND UNOCCUPIED MODEL HOMES IN AN R-O (SINGLE
FAMILY RESIDENTIAL/MOBILE HOME PROHIBITED) ZONE, IN THE SOUTH MOHA VE
VALLEY AREA, MOHA VE COUNTY, ARIZONA.
I. The Zoning Use Permit for the model home sales office will expire upon the sale of the
model home or when all lots in the subdivision have been sold.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1,
1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use
Permit for the above described property as requested by Eulogio C. Corral, of Bullhead City, Arizona, and
WHEREAS, the applicant proposes to have a sales office and model homes on the three lots in the
subdivision. The lots are located south of the Bullhead City limits, east of Highway 95 and north of Camp
Mohave Road, between Calle Del Media and Mountain View Roads. The site is accessed from Highway
95 via east on Camp Mohave Road to Sharp Drive, then north on Sharp Drive to the site. These lots are
located on the east side of Sharp Drive, the second, third and fourth lots north of Camp Mohave Road, and
WHEREAS, these lots are flat and each has a completed home that is being used as a model home.
The home on Lot 15 has an office in the garage. The surrounding land uses consists of homes either
completed and occupied, or houses in different stages of construction, and
WHEREAS, review ofFEMA FIRM Panel #040058-2435D indicates this parcel to be in Zone AO
in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 12, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
2. The model home sales office can be used ONLY to sell homes and lots in the recorded
portions of the Palm Estates II, Tract 41 04-A.
3. The appropriate zoning building, environmental and floodplain permits will be obtained.
4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.

WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May I, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
