EV ALUA TION OF A FINAL SUBDIVISION PLAN FOR BEAVER DAM RESORT, TRACT 3015-
B, BEING PORTIONS OF SECTIONS 4 & 5, TOWNSHIP 40 NORTH, RANGE 15 WEST,
LOcA TED IN THE LITTLEFIELDIBEA VER DAM PORTION OF THE ARIZONA STRIP AREA,
MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 3,
1995, a public hearing was conducted to determine the approval of the final subdivision plan for Beaver
Dam Resort, Tract 3015-B, and
WHEREAS, the owner/developer of this tract is G. Robert Prisby of Beaver Dam Development,
Inc., Littlefield, Arizona. The engineer responsible for the preparation of the drainage report and design of
this subdivision is Leslie & Associates, Cedar City, Utah, and
WHEREAS, this property is located north of I-IS on the east side of Highway 91. Access to the
subdivision is from Highway 91, and
WHEREAS, the Preliminary Plan depicts 32-plus acres subdivided into 260 park model and
recreational vehicle lots, 33 twin home lots, and an 1 I -acre common area.
WHEREAS, the sewage disposal will be handled by a community septic system, water will be
provided from a community system, electric power will be provided by Dixie Escalante Power Company,
telephone service will be provided by Rio Virgin Telephone Company, and fire protection from the Beaver
Dam Pire Department, and
WHEREAS, the Preliminary Plan for this subdivision was approved on May 13, 1987, via P&ZC
Resolution No. 87-100. All applicable conditions set forth in P&ZC Resolution No. 87-100 will need to be
satisfied before recordation of the Pinal Plat, and
WHEREAS, the Pinal Plat and all required documentation for Beaver Dam Resort, Tract 3015-B,
has been reviewed by staff. The requirements of the Preliminary Plan have been satisfied, and
WHEREAS, the Board of Supervisors APPROVES the Pinal Subdivision Plan for Tract 3015-B,
subject to the following:
I. Arizona Department of Environmental Quality approvals will be required prior to
recordation of the Pinal Plat.

2. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Planning and Zoning
Department.
3. An assured supply of water (lOO-year) shall be approved by the Arizona Department of
Water Resources.
4. An approved method of assurance and/or surety shall be provided in the amount of the
approved cost estimates as approved by the Mohave County Public Works Department for
the final recorded plat, in its entirety, and all required site improvements.
5. A current Title Report (dated within 30 days of recordation) must be furnished to the
Planning and Zoning Department prior to recordation.
6. The Final Plat needs to include a metes and bounds description in the subtitle of the
subdivision.
7. The dedication statement on the Final Plat needs to indicate Tract 3015-B when referencing
this subdivision.
8. The road name Scarlet O'Hare Drive needs to be changed to Scarlet O'Hara Drive.
9. The amended CC&Rs will require recordation prior to recording of the Final Plat for Tract
3015-B.
10. The amended CC&Rs will need to include references to common Parcels H, I, K, N, and P
where applicable.
II. Section 7.5 of the CC&Rs needs to be changed or clarified. Currently the section indicates
development of additional phases adjacent to Phase I to be known as Phase II and Phase III
through L. Should this read Phase ill through XII? If so, this section should also be included
in the amendment.
WHEREAS, a correct copy of all documents delineated above shall be submitted for staff review
and upon receipt of the evidence that these conditions have been met, together with the executed mylars and
appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from
the County departments and officials and cause the Final Plat for Tract 3015-B to be recorded.
NOW THEREFORE BE IT RESOLVED, the notice of hearing has been met and published
throughout this subdivision process and the public was afforded notice of this final action through the
advertisement of the Board of Supervisors meeting for this date.

NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their
regular meeting on Monday, April 3, 1995, APPROVED this Subdivision as outlined herein.
