PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 95-247 A RESOLUTION SETTING FORTH A REZONE OF SAWMILL CREEK, TRACT 3049, IN A PORTION OF THE WYZ OF SECTION 2, TOWNSHIP 20 NORTH, RANGE 16 WEST, FROM A- R/IA AND A-R/5A (AGRICULTURAL-RESIDENTIAL/ONE ACRE AND FIVE ACRE MINIMUM LOT SIZE) ZONES TO RO/A/IA AND RO/A/5A (SINGLE-FAMILY RESIDENTIALIHOMES ONL YILIMITED ANIMAL PRIVILEGES/ONE ACRE AND FIVE ACRE MINIMUM LOT SIZE) ZONES, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Sawmill Creek Development, Inc. of Kingman, Arizona, and WHEREAS, the applicant proposes this zone change for the purpose of making this a homes-only subdivision and to exclude mobile homes and still allow limited animal privileges. Under the present A-R zoning, mobile homes are allowed. The land is located on the east side of Lazy YoU Drive approximately one-half mile south of Hualapai Mountain Road. This land is accessed from Hualapai Mountain Road via Lazy YoU Drive, then south to the site. The A-R zoning was approved via BOS Resolution No. 95-53 dated February 6, 1995, and WHEREAS, the Sawmill Creek subdivision will consist of six one-plus-acre lots located on the north end of the subdivision and seven five-plus-acre parcels located to the south. Three of the five-acre parcels border Lazy YoU Ranch, Phase I's northern border. The surrounding land is vacant. The one-acre parcel, which lies on the north end of this subdivision, contains less reliefthan the five-acre parcels to the south, and WHEREAS, review ofFEMA FlRM Panel #040058-2350C indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: I. Lots I through 6 \\~ll be rezoned RO/ AliA (Single-Family ResidentiallHomes Only/Limited Animal Privileges/One Acre Minimum Lot Size), and Lots 7 through 13 will be rezoned RO/Al5A (Single-Family ResidentiallHomes Only/Limited Animal Privileges/Five Acre Minimum Lot Size). 2. The zoning be effective upon recordation of the Final Plat of Sawmill Creek, Tract 3049. 4. The establishment of minimum lot area based on the size of the parcels per the recorded Final Plat, with no further lot splits. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5,1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
