A RESOLUTION SETTING FORTH A REZONE OF PARCEL 164-A AND 164-B, PER BOOK 6,
PAGE 41 OF PARCEL PLATS RECORDED JANUARY 31,1992, IN SECTION 1, TOWNSHIP 23
NORTH, RANGE 17 WEST, FROM A-R/I0A (AGRlcULTURAL-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) ZONE TO A-R/5A (AGRlcULTURAL-RESIDENTIAL/FIVE ACRE
MINIMUM LOT SIZE) ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MORAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by James 1. and Mary Ellen Teeter of Coronado, California being
represented by R. W. Holmquist & Associates, and
WHEREAS, the property is located north of the Kingman city limits and west of Stockton Hill
Road. This property is accessed from Kingman via north on Stockton Hill Road to the site. The property
fronts onto Stockton Hill Road and is located on the northwest comer of Stockton Hill and Falcon Valley
Roads, and
WHEREAS, the site is vacant and slowly rjses to the west and the north from Stockton Hill Road.
There is a minor wash that cross the southeast parcel from the southwest comer to the northeast comer.
There is one residence to the south, with the remainder of the surrounding property vacant, and
WHEREAS, the property owner proposes to split the two originaI12.33-acres into two parcels of
five-plus acres and two parcels of six-plus acres. There are several splits in the area that have taken the
parcels down to five-plus acres. The approved General Plan designates this to be a rural area, and
WHEREAS, review ofFEMA FIRM Panel #040058-2000B indicates that this parcel lies within
Zone C, not in FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. These parcels will be rezoned A-R/5A (Agricultural-ResidentiallFive Acre Minimum Lot
Size).
2. The submittal and recordation ofa Parcel Plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications
and Details is required.

3. That the Board of Supervisors accepts the dedication of a 50-foot wide cul-de-sac road right-
of-way to be named Fortuna Court with a 45-foot radius bulb at its terminus giving access
to the rear two parcels. In addition. 20-foot radius curves are required at all dedicated
roadway intersection points.
4. That the Board of Supervisors accepts the granting of an eight-foot public utilities easement
(PUE) adjacent to the roadway dedications.
5. The dedications and grantings required by the rezone resolution shall be shown on the Parcel
Plat and accepted by the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The Parcel Plat shall show any surface drainage and FEMA flood zones.
9. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to any development. These permits will not be issued until Parcel Plat recordation.
10. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
II. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
