RESOLUTION NO. 95-241
A RESOLUTION SETTING FORTH A REZONE OF MEADVIEW COUNTRY ESTATES, LOT
5D IN SECTION 13, TOWNSHIP 30 NORTH, RANGE 17 WEST, FROM A-R/I0A
(AGRICULTURAL-RESIDENTIALITEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/7A
(AGRICULTURAL-RESIDENTIAL/SEVEN ACRE MINIMUM LOT SIZE) ZONE, IN THE
MEADVIEW PORTION OF MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Ted and Charlyne Levendowski of Meadview, Arizona, and
WHEREAS, Mr. and Mrs. Levendowski are requesting this zone change to bring this lot into zoning
compliance so they can build a home on it. The property was split by deed into lots smaller than the zoning
allowed and are not in compliance with the zoning regulations. The site is located on the east side of
Escalante Drive between Escalante Way and Stillwater Drive. The property is accessed from Highway 93
via Pierce Ferry Road north to Meadview Boulevard, then east on Meadview Boulevard to Escalante Drive,
then south on Escalante Drive to the site, and
WHEREAS, the property is vacant and has a wash on the west side running north and south. The
surrounding land is vacant except for the property to the south which has a double-wide mobile home on
it, and
WHEREAS, review ofFEMA FIRM Panel #040058-1300B indicates this parcel to be in Zone C,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. This property will be rezoned to A-R/7 A (Agricultural-Residential/Seven Acre Minimum
Lot Size).
2. The submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications
and Details is required.
3. That the Board of Supervisors accepts the granting of 20- foot radius curves at all road right-
of-way and easement intersections.

4. The appropriate zoning, building, environmental and floodplain permits will be obtained.
5. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.
6. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 21,1995, and posted May 19, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
