PAGE 1 OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS REr,ORDiNG FEE 0,00 Ne RESOLUTION NO. 95-236 A RESOLUTION SETTING FORTH A REZONE OF GOLDEN SAGE RANCHOS, UNIT 85, BLOCK H, LOT 11, IN SECTION 23, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R/2A (AGRlCULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE TO A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Ernest and Rosa Hernandez of Laughlin, Nevada, and WHEREAS, the property is located south of Highway 68 and on the east side of Estrella Road between Redwall and Diabase Drives. This land is accessed from Highway 68 via south on Estrella Road to the site, and WHEREAS, the site is vacant, flat and slopes slightly toward the east. There are no washes or significant drainage crossing the property. There are several residences to the south and east of this site, and a power line splits the property east to west, and WHEREAS, the property owner proposes to split the 2.2 acres into two I. I-acre parcels. There are several similar splits in the area. Previous splits have taken the parcels down to 1.0-plus acres. The approved General Plan designates this to be a suburban area, and WHEREAS, review ofFEMA FIRM Panel #040058-2325B indicates that this parcel lies within Zone C, not in FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: I. These parcels will be rezoned A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size). 2. The submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications and Details is required. 3. Each parcel shall meet or exceed its respective acreage exclusive of roadways. RESOLUTION NO. 95-236 Page 2 . . PAGE 2 OF 2 BK 2577 PG 5~7 (FEE~95-29309) 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS ll-829E. 8. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title II, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21,1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
