PAGE 1 OF 2 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDIMG FEE 0,00 Nt RESOLUTION NO. 95-234 A RESOLUTION SETTING FORTH A REZONE OF GOLDEN SAGE RANCHOS, UNIT 56, BLOCK M, LOT 14, IN SECTION 7, TOWNSHIP 21 NORTH, RANGE 17 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Esther Stander Neale of Houston, Texas, and WHEREAS, Ms. Neale is requesting this zone change to be able to sell her property as highway commercial property. The site is located on the south side of Highway 68 between Kirtland and Klagetoh Roads. The site is accessed from Highway 68, and WHEREAS, the property is vacant and relatively fiat, sloping toward the west. There are no washes or significant drainage crossing this property. All the surrounding land is vacant. The approved General Plan designates this to be an urban area, and WHEREAS, review of FEMA FIRM Panel #040058-2325B indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, the Public Works Department recommends the denial of this rezone based upon the substandard right-of-way width for Kirtland road and no way of determining the necessary width requirements without a stated use, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: I. This property will be rezoned C-2H/2A (General Commercial Highway FrontagefTwo Acre Minimum Lot Size). 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained. 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS ] 1-829E. '" -.- - . . In addition, 20-foot radius curves are required at all dedicated roadway intersection points. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
