RESOLUTION NO. 95-233
A RESOLUTION SETTING FORTH A REZONE OF GOLDEN SAGE RANCHOS, UNIT 55,
BLOCK 0, NY. AND SY. OF LOT 13, IN SECTION 11, TOWNSHIP 21 NORTH, RANGE 18 WEST,
FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-MO (COMMERCIAL-
MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE GOLDEN VALLEY AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Rex Riedel of Golden Valley representing the owners William R.
and Janet O'Kelley of Glendale, Arizona, and
WHEREAS, the applicants are requesting this zone change to allow an veterinary clinic and a mini
storage. The site is located south of Highway 68 between Aztec and Bacobi Roads. The site is accessed
from Highway 68 south via Houck Road to the site. The site is located on the east side of Houck Road, and
WHEREAS, the property slopes slightly to the south; the north half of Lot 13 has a house on it.
There are no washes or significant drainage crossing this property. The surrounding land uses consist of
several mobile homes and vacant land to the south. On the north side along Highway 68 there are several
business facing onto the highway. The approved General Plan designates this to be an urban area, and
WHEREAS, review ofFEMA FIRM Panel #040058-2325B indicates this parcel to be in Zone C,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. The north half and south half of Lot 13 will be rezoned C-MO/IA (Commercial-
Manufacturing/Open Lot Storage/One Acre Minimum Lot Size).
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained.
4. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.

WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
