"" RESOLUTION NO. 95-232 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR CRYSTAL SPRINGS III, TRACT 3036, BEING THE NEY. OF SECTION 2, TOWNSHIP 21 NORTH, RANGE 19 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Monday, June 5, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension of Time to Kaz Fujita, KNS Inc. of Los Angeles, California, for the above described Preliminary Subdivision Plan. The engineer of record for the subdivision is Mohave Engineering Assoc. Inc. of Kingrnan,Arizona,and WHEREAS, the subdivision is located north of Highway 68 and west of Laguna Road, and WHEREAS, the Preliminary Plan depicts 161 acres subdivided into 423 single-family lots, ranging in size from 11,400 square feet to 28,000 square feet, and WHEREAS, a letter dated January 30, 1995, from Edward R. Bruce, the owner's representative, requested an Extension of Time noting the following information. "KNS is requesting an extension till January 1996 on Crystal Springs, Tract 3036. We were hoping in 1994 to finalize the map and start the project but because of the market conditions, we were forced to hold off. There are still 60-odd lots in Crystal Springs Phase II available for sale", and WHEREAS, Crystal Springs III is the third portion of the development. Crystal Springs Tracts I and II have been improved and recorded, and WHEREAS, the Mohave County Public Works Department requires compliance with current requirements; compatibility with drainage and circulation patterns of recent nearby development, and WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on January 7,1991, per BaS Resolution No. 91-22. The first Extension of Time was granted on May 2, 1993, per BaS Resolution No. 93-132; the second Extension of Time was granted on May 2, 1994, per BaS Resolution No. 94-136. Article 3.10-1 states, "Upon application to the commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated", and RESOLUTION NO. 95-232 Page 2 ~ ... . . PAGE 2 OF 2 BK 2577 PG 539 (FEE~95-29305) WHEREAS, this will be the third Extension of Time, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the following: 1. Compliance with all conditions of BaS Resolution Nos. 91-22,93-132, and 94-136. 2. This Extension of Time will be in effect until January 7, 1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21, 1995 and posted on May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on June 5, 1995, APPROVED this Extension of Time as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
