PAGE 1 OF 2 nOHAVE COUNTY BOARD OF SlWERVISORS RECORDl~G FEE 0.00 Ne RESOLUTION NO. 95-231 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LAGOON ESTATES, UNIT 2 (COMMERCIAL), LOTS 146 AND 147, IN SECTION 35, TOWNSHIP 18 NORTH, RANGE 22 WEST, FOR AN OPEN AIR MARKET IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property as requested by Bejat Ardebili of Mohave Valley, Arizona, and WHEREAS, the applicant proposes to develop the property for an open air market (swap meet). The site is located south of Bullhead City and east of Highway 95. The site is accessed from Highway 95 via east on Magellan Drive to Desoto Drive, then south on Desoto Drive to the site. The site is located on the east side of Desoto Drive, and WHEREAS, the property is flat and each lot has a self-storage building on it. The surrounding land uses include several mobile homes and a mini-storage to the north. There is a dog kennel and a building material storage yard to the south. The land to the east has mobile homes on it, and there are several homes on the south side of Vista Drive and several small businesses on the west side, and WHEREAS, review ofFEMA FIRM Panel #040058-2605C indicates this parcel to be in Zone B, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended DENIAL for a Zoning Use Permit based upon the following: I. This is a residential area and this is an inappropriate use for the surrounding area. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . . -. .
