RESOLUTION NO. 95-230 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON MOHA VE MESA, TRACT 1021, LOTS 17 AND 18, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FOR A REPLACEMENT OFFICE UNIT IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property as requested by Oakwood Homes being represented by William J. Kagey of Bullhead City, Arizona, and WHEREAS, the applicant proposes a replacement office unit for his business. The site is located south of Bullhead City and west of Highway 95, fronting on Highway 95. The site is accessed from Highway 95, and WHEREAS, the property is being used as a mobile home sales lot. The surrounding land uses consist of different highway businesses on each side of Highway 95 and vacant land, and WHEREAS, review ofFEMA FIRM Panel #040058-2445C indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: 1. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 2. The appropriate zoning, building, environmental and floodplain permits will be obtained. 3. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. . . . RESOLUTION NO. 95-230 PAGE :2 OF BK 2577 PG 2 S3~ Page 2 (FEt:~95-29303l MOHA VE COUNTY BOARD OF SUPERVISORS WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21, 1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
