RESOLUTION NO. 95-224 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT ON MOHA VE MESA, TRACT 1021, LOT 40, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FOR THE ESTABLISHMENT OF A NIGHT WATCHMAN'S QUARTERS IN A C-MO (COMMERCIAL-MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the above described property as requested by Alexander Lukshis of La Mesa, California, and WHEREAS, the property is located south of Bullhead City and west of Highway 95. The property is accessed from Highway 95 via Corona Road, then west to Lakewood Road, then south to the northeast corner of the property, and WHEREAS, the property has a building and a 60-foot by SO-foot fenced area. The surrounding land uses consist primarily of commercial businesses. There are buildings to the north and east, and the property to the south is vacant. The area to the west consists of residential homes, and WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of Supervisors on January 3, 1994 per BaS Resolution No. 94-4, and WHEREAS, in a letter dated March 13, 1995, the applicant requested that the Zoning Use Permit be extended for one year. The letter stated that the old mobile home has been removed and Mr. Lukshis replaced it with a 'park' model trailer manufactured under Arizona Standards. Mr. Lukshis was informed by letter dated March 15, 1995 from Mr. Thomas Aragon, Mohave County Zoning Manager, that the park model did not meet the conditions as specified in the original resolution. Condition number 4 specified that the pre-HUD mobile home must be replaced with a HUD-certified mobile home, and WHEREAS, the requirement of the new Extension of Time policy has been met. This will be the first Extension of Time for this property, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use Permit subject to the following: . . This Extension of Time will be in effect until January 3, 1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21,1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5,1995, APPROVED this Extension of Time for a Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
