RESOLUTION NO. 95-220
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON A PORTION OF SECTION 16, TOWNSHIP 14 NORTH, RANGE 20 WEST, FOR THE
ESTABLISHMENT OF A MOBILE HOME PARK IN A R-E (RESIDENTIAL-RECREATION)
ZONE, IN THE LAKE HA V ASU CITY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 7,
1995, a public hearing was conducted to determine whether approval should be granted for an Extension of
Time for a Zoning Use Permit for the above described property to the applicant, Havasu Heights Ranch &
Development Corporation of Fort Wayne, Indiana, and
WHEREAS, the property is located at the northeast comer of London Bridge Road and Chenoweth
Drive, approximately one-half mile west of Highway 95 and approximately one-quarter mile west of the
Lake Havasu City Limits, and
WHEREAS, this Zoning Use permit was conditionally approved by the Mohave County Board of
Supervisors on December 7,1992 via BaS Resolution No. 92-381. It was extended for the first time with
BaS Resolution No. 94-36 on February I, 1994, and
WHEREAS, the applicant requested in a letter dated December 3, 1994, that the Zoning Use Permit
be extended for one year to complete the improvements for the Valley Manor Mobile Home Park as
previously approved by BaS Resolutions Nos. 92-381 and 94-36, and
WHEREAS, this will be the second Extension of Time for this property, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect on the property are in concurrence with the Mohave
County General Plan, and the property is in a designated Urban Area.
c. The site of the parcel is adequate for the action intended and the use is consistent with the
surrounding land uses and terrain.
d. The proposal is to develop this property for a mobile home park with the spaces for rent
ONLY.
e. The neighboring area contains other like land uses similar to the above proposed action.
f. A review ofFEMA FIRM Panel #040058-311 OB indicates the parcel described to be in Zone
C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required.

g. The site has legal access.
h. There are no significant environmental features or problems affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
July 12, 1995, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use
Permit subject to the following:
1. Continued compliance with the conditions of BaS Resolution No. 92-381.
2. This Extension of Time will be in effect until December 7, 1995.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, July 23, 1995, and posted July 21, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, August 7, 1995, APPROVED this Extension of Time for a Zoning Use Permit as recommended
by the Mohave County Planning and Zoning Commission and outlined herein.
