A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE SE'I< NW'I< OF
SECTION 3, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R (AGRICULTURAL-
RESIDENTIAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE,
IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Clayton B. and Sharon S. Bell of Desert Springs, Arizona, and
WHEREAS, the applicant proposes this zone change of approximately 6.56 acres to develop a small
commercial center, offices, small retail shops, etc. The site is located on the south side ofl-15 and west of
the 1-15 Farm Road exit in the Littlefield area. The site is accessed from the Farm Road Exit on the 1-15
Frontage Road, then west to the site, and
WHEREAS, the property is vacant and relatively flat. The surrounding land uses consist of the
proposed Desert Springs, Tract 3504 subdivision to the southeast with the remaining land vacant, and
WHEREAS, review ofFEMA FIRM Panel #040058-0025B indicates this parcel to be in Zone C,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Plarming and Zoning Commission on
April 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. This property will be rezoned C-2H (General Commercial Highway Frontage).
2. The submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulation and 102.04-B of the Standard Specification is
required to show location of each parcel.
3. That the Board of Supervisors accepts the dedication ofa 60-foot roadway on the west side
of this parcel as a public road right-of-way complete with a 30-foot radius curve at its
intersection with the County Frontage Road.
4. The dedication required by the rezone resolution shall be shown on the parcel plat and
accepted by the Board upon parcel plat recordation.

5. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
6. The appropriate zoning, building, environmental and floodplain permits will be obtained.
The permits will not be issued before the parcel plat is filed.
7. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS ll-829E.
8. If the conditions stated above are not completed and approved within one year, then this
rezone shall become void as follows: the Board of Supervisors (after notification by
registered mail to the owner and applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine compliance with the schedule for
development, or cause the property to revert to its former zoning classification. This action
is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May I, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
