RESOLUTION NO. 95-206
A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE NWV. SWv. OF
SECTION 3, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R (AGRlCULTURAL-
RESIDENTIAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONT AGE) ZONE,
IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May I,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Clayton B. and Sharon S. Bell of Desert Springs, Arizona, and
WHEREAS, the applicant proposes this zone change of approximately 3.21 acres to allow a small
commercial center, offices, small retail shops, etc. The site is located on the south side ofI-15 and west of
the 1-15 Farm Road exit in the Littlefield area. The site is accessed from the Farm Road Exit on the 1-15
Frontage Road, then west to the site, and
WHEREAS, the property is vacant and relatively flat. The surrounding land uses consist of Desert
Springs Ranchos, Tract 3029 to the southeast and directly to the rear of this parcel, the fire station to the
northeast and a towing service to the southwest, and
WHEREAS, review ofFEMA FIRM Panel #040058-0025B indicates this parcel to be in Zone C,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. This property will be rezoned C-2H (General Commercial Highway Frontage).
2. If this parcel is split in the future the submittal and recordation of a parcel plat prepared in
accordance with Article 3.16 of the Mohave County Subdivision Regulation and 102.04-B
of the Standard Specification would be required to show location of each parcel.
3. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
4. The appropriate zoning, building, environmental and floodplain permits will be obtained.
5. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.

WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, April 16, 1995, and posted April 14, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May 1,1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
