PAGE 1 OF 2 i'\OHAVF COUNTY BOARD OF SUPERVISORS f;;:CORDING FEE 0.00 Ne RESOLUTION NO. 95-294 A RESOLUTION SETTING FORTH A REZONE OF LOT 56, MEADVIEW CITY CENTER, TRACT 1197, IN SECTION 12, TOWNSHIP 30 NORTH, RANGE 17 WEST, FROM C-2/10M (GENERAL COMMERCIAL/TEN THOUSAND SQUARE FEET MINIMUM LOT SIZE) ZONE TO CoMO (COMMERCIAL-MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE MEADVIEW PORTION OF THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Ju]y 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Larry and Barbara Kenoyer of Meadview, Arizona, and WHEREAS, the applicant proposes this zone change to allow for the expansion of their automotive and marine repair business, The site is located east of Pierce Ferry Road in the Meadview City Center. The site is accessed from Pierce Ferry Road via east on Meadview Boulevard to Escalante Boulevard, then south on Escalante Boulevard to Bradley Bay Drive, then east on Bradley Bay Drive to the site. The property is located on the north side of Bradley Bay Drive between Esca]ante Bou]evard and Haystack Drive, and WHEREAS, the property is vacant and flat. The surrounding land uses consist of an automobile and marine repair facility to the west and one residence to the south; the remaining property is vacant, and WHEREAS, review of FEMA FIRM Panel #040058-1300B indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area, A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June ]4, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: 1. This property will be rezoned CoMO (Commercial-Manufacturing/Open Lot Storage), 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations, Section 27,P (Site Plan Requirements) must be completed and approved prior to approval of permits, 3, The appropriate zoning, building, environmental and floodplain permits will be obtained, 4, The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E, . ~ . . (FEE~95-35D95) 5, If these conditions are not met within one year this approval will be void, If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board of Supervisors (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification, This action is in accordance with Arizona Revised Statutes Annotated, Title II, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Dai]y Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 18, 1995, and posted June 16, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regu]ations, NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Wednesday, July 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
