A RESOLUTION SETTING FORTH A REZONE OF GOLDEN SAGE RANCHOS, UNIT 66,
BLOCK B, LOT 1, IN SECTION 3, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R/2A
(AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE TO A-RItA
(AGRICUL TURAL-RESIDENTIAUONE ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN
V ALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5,
] 995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Dean E. Finkbeiner of Kingman, Arizona, and
WHEREAS, the property is located north of Highway 68 between Egar Road and Estrella Road.
This property is accessed from Highway 68 via north on Estrella to Agua Fria Drive, then west on Agua Fria
Drive to the site. The property is located on the southwest comer of Agua Fria Drive and Escuela Road, and
WHEREAS, the site is vacant, flat and slopes slightly to the southeast. There are no significant
drainage patterns that cross the property." There is one residence to the southeast; the remainder of the
surrounding property is vacant, and
WHEREAS, the property owner proposes to split the two-plus-acre parcel into two one-plus-acre
parcels. There are several similar splits in this area with previous splits reducing parcels to one acre. The
approved General Plan designates this to be a suburban area, and
WHEREAS, review ofFEMA FIRM Panel #040058-2150B indicates this parcel to be in Zone A,
in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any development. and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
June 14, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. These parcels will be rezoned A-R/IA (Agricultural-ResidentiaI/One-Acre Minimum Lot
Size).
2. The submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications
is required.
3. That the Board of Supervisors accepts the dedication of a 20-foot radius curve at the
intersection of Agua Fria Drive and Escuela Road adjacent to the property.

4 The dedication required by the Rezone resolution sf.all be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat recordation.
5. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
6. Each parcel shall have legal access.
7. The Parcel Plat shall show any surface drainage and FEMA flood zones.
8. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to any development. These permits will not be issued until Parcel Plat recordation.
9. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
10. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board of Supervisors (after notification by registered mail to the
owner and applicant who requested the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for development, or cause the property
to revert to its former zoning classification. This action is in accordance with Arizona
Revised Statutes Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, June 18, 1995, and posted June 16, 1995, as
required by ArizonaRevised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Wednesday, July 5,1995, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
