HomeMy WebLinkAbout95-273 RESOLUTION NO. 95-273 ~ b A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON MOHA VE MESA, TRACT 1021, NV2 OF LOT 16, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FOR A NIGHT WATCHMAN'S QUARTERS IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on July 17, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property as requested by Andrew Banks of Mohave Valley, Arizona, and WHEREAS, the applicant requests the Zoning Use Permit to be able to use a 20-foot travel trailer for a night watchman at his place of business. The property is located south of the Bullhead City limits, on the west side of Highway 95, and is accessed directly from Highway 95, and WHEREAS, the property has a commercial business building on it. The surrounding land uses consist of other commercial businesses along Highway 95, and WHEREAS, review ofFEMA FIRM Panel #040058-2445C indicates this parcel to be in Z@c C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on June 14, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: I. The Mohave County Zoning Regulations do not permit a travel trailer to be used as a night watchman's quarters. Because this location is in the Urban/Building Overlay Zone, the structure must be either a HUD-labeled mobile home or a commercial modular buiiJing. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obt"ined. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. . . . e - RESOLUTION NO. 95-273 Page 2 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 18, 1995, and posted June 16, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, July 17, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
