THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR COURTNEY GREENS IV, TRAcT4054-D, BEING THE S'h SW'A SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHA VE VALLEY AREA, MORAVE COUNTY, ARIZONA. ";:-" '. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 5, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension of Time to John Hoover, owner/developer, represented by G. Kelly Grier of Stovall Engineers, Inc. of Bullhead City, Arizona, for the above described Preliminary Subdivision Plan. The engineer of record for the subdivision is Stovall Engineers, Inc. of Bullhead City, Arizona, and WHEREAS, the subdivision is located east of Highway 95 and north of EI Rodeo Road, and WHEREAS, the Preliminary Plan depicts 14 acres subdivided into 74 single-family lots, with lot sizes of 6,000 square feet or greater, and WHEREAS, a letter dated April 17, 1995, from Stovall Engineers requests a second Extension of Time on behalf of the owner/developer. The letter also notes the following: "This project is closely tied with Rodeo Park and Rodeo Plaza, to the west and the south of Courtney Greens D. The owner/developer intends to develop this project, and has been holding approvals until it, too, becomes feasible to hook up to a sewer system. Phase A Final Plat and Improvement Plans are being developed at this time and will be . submitted to the Planning and Zoning Department for review". and WHEREAS, the Mohave County Public Works Department requests compliance with current requirements; final plats must show compatibility with drainage and circulation patterns of recent nearby development, and WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on January 7, 1991, per BOS Resolution No. 91-] 6. The first Extension of Time was granted on December 7, 1992, per BOS Resolution No. 92-383. A Revised Preliminary Plan and Petition of Exception was approved on June 7, 1993 per BOS Resolution No. 93-158. Article 3.10-1 states, "Upon application to the commission and prior to the expiration of the time limit, extensions in increments of one (I) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated, and WHEREAS, this will be the first Extension of Time for the Revised Preliminary Plan, and . , . . RESOLUTION NO. 95-272 PAGE 2 OF Br; 2591 PG 2 423 (FEE#95-35D75) Page 2 WHEREAS, at the puhlic hearing before the Mohave County Planning and Zoning Commission on June 14, ]995, the Commission recommended APPROVAL for an Extension of Time subject to the following: I. Compliance with all conditions of BOS Resolution Nos. 91-16, 92-383 and 93-158. 2. This Extension of Time will be in effect until June 7,1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, June 18, 1995, and posted June 16, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. MOHA VE COUNTY BOARD OF SUPERVISORS NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Wednesday, July 5, 1995, APPROVED this Extension of Time as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
