RESOLUTION NO. 95-254
A RESOLUTION SETTING FORTH A REZONE OF NEW KINGMAN ADDITION, UNIT 3,
BLOCK 15, LOT 13; BLOCK 16, LOTS 1, 2, 3 AND 4, IN SECTION 33, TOWNSHIP 22 NORTH,
RANGE 16 WEST, FROM c-2 (GENERAL COMMERCIAL) ZONE TO c.MO (cOMMERcIAL-
MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE KINGMAN AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5,
1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the
above described property as requested by Joyce 1. Cameron of Kingman, Arizona, and
WHEREAS, the applicant is requesting this zone change to revive her automobile repair and
restoration business. The site is located on the northwest side of Highway 66, north of Gordon Drive and
east of Castle Rock Road. The site is accessed from Highway 66 via west on Gordon Drive to Castle Rock
Road, then north on Castle Rock Road to Mallard Drive. The site is located north of Mallard Drive between
Castle Rock Road and Lory Lane. Lot 13, Block 15 is located on the northeast comer of Mallard Drive and
Eagle Drive. Lots I, 2, 3, and 4, Block 16 are located on the northwest corner of Mallard Drive and Eagle
Drive, and
WHEREAS, the property has an automobile repair business on it with several small storage
buildings. The surrounding uses include a church, along with residences to the north. There are also
residences on the east and south sides. The property to the west is vacant except for the Kingman City Water
Plant. A small roping arena is located to the south. The approved General Plan designates this to be an
urban area, and
WHEREAS, review ofFEMA FIRM Panel #040058-2165C indicates this parcel to be in Zone C,
not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 10, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
I. This property will be rezoned CoMO (Commercial-Manufacturing/Open Lot Storage) .
2. The applicant will provide a six-foot minimum height view-obscuring fence around this
property prior to establishing use.
3. The applicant shall. comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.

4. The appropriate zoning. building, environmental and floodplain permits will be obtained.
5. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS 11-829E.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 2], 1995, and posted May ]9, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 5, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
