PAGE 1 OF < HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Nt RESOLUTION NO. 95-253 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON NEW KINGMAN ADDITION, UNIT 3, BLOCK 5B, LOTS 11 AND 12, IN SECTION 33, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR A MOBILE HOME IN A CoMO (COMMERCIAL-MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 5, 1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property as requested by Jon R. Mizell of Kingman, Arizona, and WHEREAS, the applicant proposes to develop the property for a resident manager for the equipment yard. The site is located north of the Kingman city limits and northwest of Highway 66. The site is accessed from Highway 66 via northwest on Martin Lane to Mallard Drive, then southwest on Mallard Drive to the site. The site is located on the southeast side of Mallard Drive approximately 500 feet southeast of the intersection of Martin Lane and Mallard Drive, and WHEREAS, the property is flat and has a double-wide mobile home on it; it has not been connected to utilities. The adjacent property to the south has two mobile homes, a number of automobiles, and scattered debris on it. There is a chain link fence surrounding both of these properties. The surrounding land uses consist of single-family residences to the north, west and south. The property between Mallard Drive and Highway 66 has several different businesses, and WHEREAS, review ofFEMA FIRM Panel #040058-2165C indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 10, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: 1. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 2. The appropriate zoning building, environmental and floodplain permits will be obtained. 3. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. .. . . This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. ATTEST: MORAVE COUNTY BOARD OF SUPERVISORS WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 21,1995, and posted May 19, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 5,1995, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
