RESOLUTION NO. 95-334 A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT IN THE KINGMAN AIRPORT INDUSTRIAL PARK, ON PARCEL IV-O-A-B-A, IN SECTION 26, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR THE ESTABLISHMENT OF A FACILITY FOR THE MANUFACTURING OF RESIDENTIAL HOUSING COMPONENTS IN AN A-D (AIRPORT- DEVELOPMENT) ZONE, IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on August 21, 1995, a public hearing was conducted to determine whether approval should be granted for a Specific Use Permit for the above described property to Jim Wilkinson, Executive Director, Kingman Airport Authority, Kingman, Arizona, and WHEREAS, the property is located in the Kingman Airport Industrial park northeast of Kingman and east of Highway 66. The site is accessed from Highway 66, southeast on Mohave Airport Drive, then southwest on Interstate Way West to the site. The site is on the northwest side ofInterstate Way West. The proposed site is vacant and flat, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect on the property are in concurrence with the Mohave County General Plan and the property is in a designated Urban Area. c. The site of the parcel is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The proposal is to have a facility for the manufacture of residential housing components. e. The neighboring area contains other like land uses similar to the above proposed action. f. A review ofFEMA FIRM Panel #040058-2170B indicates the parcel described to be in Zone C, not in the Special Flood Hazard Area and does not require a Floodplain Use permit. g. The site has legal access. h. There are no significant environmental features or problems affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 12, 1995, the Commission recommended APPROVAL for a Specific Use Permit subject to the following: I. The Specific Use permit is intended for the manufacturing of residential housing components and activities related thereto; any other use will require an additional Specific Use Permit. 2. The appropriate zoning, building, environmental and floodplain permits shall be obtained. . " . . RESOLUTION NO. 95-334 Page 2 PAGE 2 OF 2 BK 2612 PG 13 FEE~95044293 3. The applicant will comply with all applicable provisions of the Mohave County Zoning Regulations and Section 27.P (Site Plan Requirements) must be completed and approved prior to the approval of permits. 4. If construction or use has not commenced with one year of Board of Supervisors approval of the Specific Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Specific Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 6, 1995, and posted August 4,1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, August 21, 1995, APPROVED this Specific Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
