MOHAVE COUNTY RECORDER 08/23/95 03:19P pAGE 1 OF 2 NOHAVE COUNTY BOARD OF SUpERVISORS REORDING FEE 0.00 RESOLUTION NO. 95-333 A RESOLUTION SETTING FORTH A REZONE OF NEW KINGMAN ADDITION, UNIT 10, TRACT 1103, BLOCK 147, LOTS 19 AND 20, IN SECTION 30, TOWNSmp 22 NORTH, RANGE 16 WEST, FROM C-2 (GENERAL COMMERCIAL) ZONE TO R-l (SINGLE-FAMILY RESIDENTIAL) ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on August 21, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property as requested by Donald Tacy of Rochester, New York, being represented by Craig Boem of Carol & Company Rea]ty of Kingman, Arizona, and WHEREAS, the applicant proposes this zone change to allow the placement of a mobile home on this property for a residence, The property is located east of Stockton Hill Road and north of Northern Avenue between North Lomita Street and North Roosevelt Street, The site is accessed from Stockton Hill Road via east on Northern Avenue to North Lomita Street, then north on North Lomita Street to Neal Avenue and the site, The site is located on the southeastern corner of North Lomita Street and Neal A venue, The property is vacant and flat, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a, All notices have been advertised and posted according to regulations. b, The proposed action and the effect on the property are in concurrence with the Mohave County General Plan and the property is in a designated Urban Area. c, The site of the parcel is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d, The proposal is to rezone the property to allow placing a mobile home on it for a residence, e, The neighboring area contains other like land use splits similar to the above proposed action. f. A review ofFEMA Panel #040058-2165C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, A Floodplain Use Permit is not required, g, The site has legal access, h, There are no significant environmental features or problems affecting the site, WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 12, 1995, the Commission recommended APPROVAL for a Rezone subject to the following: I, Lots 19 and 20 will be rezoned R-l (Single-Family Residential), RESOLUTION NO. 95-333 PAGE 2 OF 2 BK 2612 PG 11 Page 2 FEH950H292 ~. . . 2, The applicant shall comply with all app]icable provisions of the Mohave County Zoning Regulations, The appropriate zoning, building, environmental and floodplain permits will be obtained, 3, The rezone shall not become effective until at least 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11 -829E, WHEREAS, the notice of hearing was published in the Kingman Dai]y Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 6,1995, and posted August 4,1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regu]ations, NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, August 21,1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein, MOHA VE COUNTY BOARD OF SUPERVISORS ATTEST: -%- ~~T- Pat Holt, Chairman
