RESOLUTION NO. 95-331
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN FOR CHAPARRAL MESA II, TRACT 3042, A
SUBDIVISION OF A PORTION OF THE NE'!. SECTION 28, TOWNSHIP 22 NORTH, RANGE
16 WEST, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on August 21,
1995, a public hearing was conducted to determine whether approval should be granted for an Extension of
Time to William L. Nugent ofW, L. Nugent Construction, Inc., owner/developer, of Kingman, Arizona,
and
WHEREAS, the subdivision is located west of Highway 66 and north of Thompson Road, and
WHEREAS, a letter dated June 5, 1995, from William L. Nugent indicates the following: "I
respectfully request that the Mohave County Planning and Zoning Commission recommend an extension
of time for Chaparral Mesa II, Tract 3042, to enable the continuation of the submittal and review process
for the Final Plat of the next phase, Phase "A" of this project has been recorded, and construction of all
offsite improvements have been completed and accepted by Mohave County", and
WHEREAS, the Mohave County Public Works Department requests compliance with current
requirements; final plats must show compatibility with drainage and circulation patterns of recent nearby
development, and
WHEREAS, the Revised Preliminary Plan for this tract was approved by the Mohave County Board
of Supervisors on July 22,1991, per BaS Resolution No. 91-199, The first Extension of Time was granted
on August 2,1993, per BaS Resolution No, 93-240, The second Extension of Time was granted on August
8, 1994, per BaS Resolution No, 94-280, Article 3.10-1 states, "Upon application to the commission and
prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat. If such action is not taken then a1] proceedings
relating to the plat shall be terminated", and
WHEREAS, this will be the third Extension of Time, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a, All notices have been advertised and posted according to regulations,

b, The proposed action is in concurrence with the Mohave County General Plan, and the
property is designated in an "Urban" Area,
c, The site is adequate for the action intended and the use is consistent with the surrounding
land uses,
d, The Preliminary Plan depicts 120 acres subdivided into 583 sing]e-family lots, with the
minimum lot size being 6,000 square feet, and one commercial lot,
e, The engineer of record for the subdivision is Stovall Engineers of Bullhead City, Arizona,
f, Phase "A" of the subdivision has been recorded and improved,
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
Ju]y 12, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1, Compliance with all conditions of BaS Resolution Nos, 91-199, 93-240 and 94-280,
2. This Extension of Time will be in effect until June 5, 1996.
WHEREAS, the notice of hearing was published in the Kingman Dai]y Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, August 6,1995, and posted August 4,1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regu]ations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting
on Monday, August 21, 1995, APPROVED this Extension of Time as recommended by the Mohave County
Planning and Zoning Commission and outlined herein,
