RESOLUTION NO. 95-329
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON VALLE VISTA, UNIT TWO,
TRACT 1200, LOT 1130, IN SECTION 10, TOWNSHIP 23 NORTH, RANGE 15 WEST, FOR A
MODEL HOME IN A R-0/I0M (SINGLE-FAMILY RESIDENTIAL/MOBILE HOMES
PROHIBITEDffEN THOUSAND SQUARE FEET MINIMUM LOT SIZE) ZONE, IN THE VALLE
VISTA PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 7,
1995, a public hearing was conducted to determine whether approval should be granted for a Zoning Use
Permit for the above described property as requested by KAKO Development Corporation of Lake Havasu
City, Arizona, being represented by Judy Samons, and
WHEREAS, the applicant proposes to develop the property for a mode] home, This property is
located on the west side of Concho Drive between Brigade Drive and Devils Arch Drive, The site is
accessed from Highway 66 via northwest, then north on Concho Drive to the site, There is a home under
construction on the property, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a, All notices have been advertised and posted according to regulations.
b, The proposed action and the effect on the property are in concurrence with the Mohave
County General Plan and the property is in a designated Urban Area,
c, The site of the parcel is adequate for the action intended and the use is consistent with the
surrounding land uses and terrain,
d, The proposal is to make the home that is under construction into a model home for their
future sales in the Valle Vista Subdivision,
e, The neighboring area contains other like land use splits similar to the above proposed action.
f, A review ofFEMA FIRM Panel #040058-2000B indicates the parcel described to be in Zone
C, not in the FEMA Special Flood Hazard Area, A Floodplain Use Permit is not required,
g. The site has legal access.
h. There are no significant environmental features or problems affecting the site,
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
Ju]y 12, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1, The Zoning Use Permit for the mode] home will expire upon the sale of the model home,
2, The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3, The appropriate zoning, building, environmental and floodplain permits will be obtained,
4, If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date,
5, This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, Ju]y 23, 1995, and posted July 21, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, August 7,1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein,
