RESOLUTION NO. 95-319
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN FOR CAMP MOHA VE HEIGHTS, TRACT 4086, BEING
A SUBDIVISION OF A PORTION OF THE SYZ NEV. NEV., SECTION 23, TOWNSmp 19 NORTH,
RANGE 22 WEST, IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 7,
1995, a public hearing was conducted to determine whether approval should be granted for an Extension of
Time as requested by representative Q, Kelly Grier of Stovall Engineers, Inc" Bullhead City, Arizona, and
WHEREAS, the subdivision is located east of Highway 95, south of Camp Mohave Road between
La Riqueza and Mountain View Roads, and
WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of
Supervisors on May 10, 1989, per P&ZC Resolution No, 89-88, The first Extension of Time was granted
on June 1, 1992, per BaS Resolution No. 92-180; the second Extension of Time was granted on May 3,
1993, per BaS Resolution No, 93-124; and the third Extension of Time was granted on November 3,1994,
per BaS Resolution No, 94-383, The Final Plat approval and zoning for Phase "A" was granted on February
5,1990, per BaS Resolution No. 90-34; Phase "B" was granted on July 6, 1992, per BaS Resolution No.
92-246, and
WHEREAS, a letter dated April 17, 1995, from Stovall Engineers indicates the following: "The
Final Plat for Camp Mohave Heights, Tract 4086-A has been approved, recorded, homes are under
construction and being sold, The Fina] Plat and Improvement Plans for Tract 4086-8 are currently being
prepared for re-submitta] to Mohave County Planning Department for review. As you know there has been
a change in ownership for portions of Tract "A" and of Tracts "B" and "C" since the Extension of Time was
approved for the previous owner last year, Since that time Stovall Engineers, Inc, has been retained as the
Engineer of Record, and has been working diligently to provide the revised Improvement P]ans", and
WHEREAS, the Mohave County Public Works Department requires compliance with current
requirements; compatibility with drainage and circulation patterns of recent nearby development, and
WHEREAS, this will be the fourth Extension of Time, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:

a, All notices have been advertised and posted according to regulations.
b, The proposed action is in concurrence with the Mohave County Genera] Plan, and the
property is designated in an "Urban" Area,
c, The site is adequate for the action intended and the use is consistent with the surrounding
land uses,
d, The Preliminary Plan depicts 20 acres subdivided into 79 lots, ranging in size from 7,785
square feet to 11,394 square feet.
e. The engineer of record for the subdivision is Stovall Engineers, Inc. of Bullhead City,
Arizona,
f, Phase "A" of the subdivision has been recorded and improved.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
July 12, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1. Compliance with all conditions ofP&ZC Resolution No, 89-88 and BaS Resolution Nos.
92-180,93-124 and 94-383,
2, This Extension of Time will be in effect until June 1, 1996,
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, July 23, 1995, and posted July 21, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, August 7, 1995, APPROVED this Extension of Time as recommended by the Mohave County
Planning and Zoning Commission and outlined herein,
