RESOLUTION NO. 95-370
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN FOR WALNUT CREEK, UNIT III, TRACT 3043, BEING
A SUBDIVISION OF A PORTION OF SECTION 7, TOWNSHIP 20 NORTH, RANGE 17 WEST,
IN THE MCCONNICO PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September
5, 1995, a public hearing was conducted to determine whether an Extension of Time should be granted as
requested by representative G. Kelly Grier of Stovall Engineers, Inc. of Bullhead City, Arizona, and
WHEREAS, the subdivision is located east oflnterstate 40 and north of Old Highway 66 (Oatman
Road). The subdivision is accessed from Interstate 40 via the McConnico interchange, then west to Oatman
Road, then southwest to the site, and
WHEREAS, the surrounding land uses consist of a single-family residential subdivision to the
south, a few commercial businesses along Oatman Road and vacant land to the north and west, and
WHEREAS, the Preliminary Plan depicts 211 acres subdivided into 160 single-family lots, with a
minimum lot size of one acre. The engineer of record for the subdivision is Stovall Engineers Inc. of
Bullhead City, Arizona, and
WHEREAS, Phase A of the subdivision has been recorded and a few homes have been built, and
WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of
Supervisors on July 6, 1992, per BOS Resolution No. 92-236, The first Extension of Time was granted on
July 5, 1994, per BaS Resolution No. 94-211, and
WHEREAS, a letter dated June 7, 1995, from Stovall Engineers quotes the following: "The
Preliminary Plan, was approved by the Board of Supervisors on July 6, 1992, Resolution Number 92-236.
Phase 'A' has been recorded, and Stovall Engineers, Inc, is currently preparing the Phase "B" Final Plat. An
extension of time will allow for the completion of the processing of this project", and
WHEREAS, the Mohave County Public Works Department requires compliance with current
requirements, compatibility with drainage and circulation patterns of recent nearby development, and
WHEREAS, this will be the second Extension of Time, and

WHEREAS, the following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action complies with the Mohave County General Plan, and the property is
designated as an Urban Development Area.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses.
d. This request for an extension complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
August 9, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1. Compliance with all conditions ofBOS Resolution Nos. 92-236 and 94-211.
2. This Extension of Time will be in effect until July 6,1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, August 20, 1995, and posted August 18, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, September 5,1995, APPROVED this Extension of Time as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
